Tregothnan is currently exploring the potential of the Land at Tolgarrick to accommodate a small extension to the city of Truro. At this early-stage, we are keen to share emerging ideas with the local community before submitting a formal planning application.  ​

Development will be limited to the flatter areas adjoining the urban area, preserving the steeper slopes down to the Newham Trail.  This would present as a rounding off of the City along the A390 and set a lasting, defensible setting to Truro.

The emerging proposals include:

• Up to 120 homes, including around 40 affordable homes

• A new access from Green Lane (A390)

• Walking and cycling links to the A390 and Newham Trail

• Over 50% green space, with a play area and views across the valley

• Sustainable drainage, tree planting, and wildlife corridors

• Energy-efficient homes with on-site renewables

• A minimum 10% biodiversity net gain
