
Land at Tolgarrick, Truro
Tregothnan is currently exploring the potential of the Land at Tolgarrick to accommodate a small extension to the city of Truro. At this early-stage, we are keen to share emerging ideas with the local community before submitting a formal planning application. ​

Development will be limited to the flatter areas adjoining the urban area, preserving the steeper slopes down to the Newham Trail. This would present as a rounding off of the City along the A390 and set a lasting, defensible setting to Truro.

The emerging proposals include:

Up to 120 homes, including around 40 affordable homes

A new access from Green Lane (A390)

Walking and cycling links to the A390 and Newham Trail

Over 50% green space, with a play area and views across the valley

Sustainable drainage, tree planting, and wildlife corridors

Energy-efficient homes with on-site renewables

A minimum 10% biodiversity net gain

Please ensure any comments or feedback on the proposal reach us by Sunday 25th May 2025.

After this, Origin3 will review the comments received and will consider the next steps for the proposal. When the Planning Application is submitted, near neighbours to the site would be duly notified by the Local Planning Authority. Any comments received to this consultation would be summarised within a Statement of Community Involvement. This document would form part of the Planning Application pack submitted to the Local Planning Authority.
